Seller's Tools

Your guide to selling a house in BC.

Are you looking to sell your property? It’s one of the most important decisions you’ll make in your life, so make sure you do it right. Your home is likely your biggest financial asset, and its sale requires a careful strategy.

Read HofVan’s helpful real estate guide below to learn how to sell a house in BC and understand the process.

Know your “why”

Before you begin the selling process, evaluate why you’re moving. Do you have too little space or too much space? Has your company transferred you to a new city and are you relocating? Or are you looking for a change of scenery?

What’s your current position?

It’s important to think about your financial situation. Are you counting on the proceeds of the sale of your home to buy another? Or do you have funds to purchase before you sell? Is this an estate sale? Whatever your current position may be, we will provide a customized sales strategy.

Your listing price.

HofVan’s REALTORS® will provide a comparative market analysis (CMA) that will show the recent sales and active listings of homes in your neighbourhood. With this information, a seller will be able to determine a realistic list price. Our REALTORS® will also take the time to educate you on the real estate market and its trends. Having an accurate list price, based off a CMA, can help a home stand out in a competitive market, and against overpriced listings.

Sell before you buy

If you’re selling your house and looking to purchase another one, start marketing the sale of your home before you look for a new home. Purchasing a home before you sell could be risky if you’re counting on the proceeds from the sale.

Get several valuations

Before deciding on a list price, get several valuations of your home. Valuations can be provided by a REALTOR® or a property appraiser. This will give you an idea of the price at which you can list your home. Listing your home at a realistic price helps make it stand out in a competitive market.

Make your home “sellable”

Making your home sellable starts with you. It’s important to declutter, clean your home and keep it tidy throughout the selling process. You want to make that great first impression when a buyer steps in your home. Buyers want to be able to envision themselves in your home, not to see clutter or personal photos.

Sellers also need to keep in mind to be flexible with showing times, open houses, offer presentations and home inspections. Being accommodating can lead to a successful sale.

Market your home’s “wow!” factor

HofVan will develop a unique marketing plan to make your property stand out in the current market. Having professional photographs and floor plans can make a home show at its best.

Unique homes call for unique strategies: different marketing plans are needed to showcase each property. Effective marketing is tailored to the property that is being listed, whether it needs professional staging or a simple clean-up. Sometimes a minor paint job can go a long way.

One home that we listed was in North Burnaby and had beautiful water views of Indian Arm and the Burrard Inlet. We felt that taking an aerial shot of the property would best showcase not only the water views, but also the beautiful trees surrounding the home. With HofVan marketing, we were able to get an offer that was over the appraised value.

Every home can have the “wow” factor: it just needs a HofVan REALTORS’® accurate and expert opinion, some dedication, and a little TLC.

Don’t just take our word for it.

"We are lucky (and smart) enough to have had Heather as our agent on two sales and two purchases so far. In between searches, she talked us through our occasional temptations to sell our condo and made recommendations on renovations. When it was the right time to trade in our tiny condo for a townhouse, she sprang into action. We had a quick turnaround in getting our place ready to stage and when we listed, Heather had everything ready (including professional photos and measurements and strata docs) for any interested buyers. She helped us keep our showings to a minimum (we have a toddler) and set us up for multiple offers. A week after listing, we received seven offers and $36K over our asking price, thanks to Heather’s time and effort. We’re ecstatic!"

"Heather more than fulfilled our expectations. We owned our Burnaby home for more than forty years, and were emotionally attached to it. Heather dealt with any issues in a caring and professional manner — especially when my husband was very apprehensive about the whole process. She walked him through every concern with late-night phone calls and coffee shop meetings! I would recommend Heather to anyone looking to buy or sell their home, as her professionalism and warm personality make it a pleasure to work with her."

"My mother worked with Heather to sell her condo near UBC. She was so delighted to finally find someone she could count on to represent her best interests. "Integrity, honesty, and professionalism — if you value these three characteristics in a person, then you’ve found the right agent. We were very fortunate and blessed to have Heather and her son, Brandon, by our side during our experience purchasing a home. As young and inexperienced first-time home buyers, we had no idea what to expect in the rapid, crazy Lower Mainland condo market of 2018, where prices were going up by tens of thousands dollars per month! Heather’s expertise and insights were highly valuable. She helped us set realistic expectations and provided us with tips and guidance along the way. She taught us what to look for in the surroundings, buildings, and units, as well as what were the critical documents and contents to read. She always put our interests first. On multiple occasions, Heather was late for family events because she really wanted to show us the condos so we didn’t miss the opportunity. Heather and Brandon’s honesty, integrity, and professionalism make them role models in their profession."
