Know your “why”

Before you begin the selling process, evaluate why you’re moving. Do you have too little space or too much space? Has your company transferred you to a new city and are you relocating? Or are you looking for a change of scenery?

What’s your current position?

It’s important to think about your financial situation. Are you counting on the proceeds of the sale of your home to buy another? Or do you have funds to purchase before you sell? Is this an estate sale? Whatever your current position may be, we will provide a customized sales strategy.

Your listing price.

HofVan’s REALTORS® will provide a comparative market analysis (CMA) that will show the recent sales and active listings of homes in your neighbourhood. With this information, a seller will be able to determine a realistic list price. Our REALTORS® will also take the time to educate you on the real estate market and its trends. Having an accurate list price, based off a CMA, can help a home stand out in a competitive market, and against overpriced listings.

Sell before you buy

If you’re selling your house and looking to purchase another one, start marketing the sale of your home before you look for a new home. Purchasing a home before you sell could be risky if you’re counting on the proceeds from the sale.

Get several valuations

Before deciding on a list price, get several valuations of your home. Valuations can be provided by a REALTOR® or a property appraiser. This will give you an idea of the price at which you can list your home. Listing your home at a realistic price helps make it stand out in a competitive market.

Make your home “sellable”

Making your home sellable starts with you. It’s important to declutter, clean your home and keep it tidy throughout the selling process. You want to make that great first impression when a buyer steps in your home. Buyers want to be able to envision themselves in your home, not to see clutter or personal photos.

Sellers also need to keep in mind to be flexible with showing times, open houses, offer presentations and home inspections. Being accommodating can lead to a successful sale.

Market your home’s “wow!” factor
